Conjoined cottages built in convict brick circa 1853 with later additions. At present run as a very successful tearooms, named the best on the heritage highway between Hobart and Launceston.
Each cottage is comprised of kitchen, bathroom, hall and lounge/dining. No. 116 has three bedrooms and laundry. No. 118 could have two bedrooms but at present there is one long room where the tearooms are run. There is room for extension with council approval.
The cottages sit on the high street of Oatlands whilst the back cottage garden is on Dulverton St. In the garden there is also a two room building that could be used as accommodation, gallery etc., also a carport and small deck.
There are four sandstone fireplaces and feature walls. Two fireplaces have colonial style wood heaters. There are the original pit-sawn wood floors and wall to wall carpet in owners cottage.
The cottages have been decorated to suit the period with renovations done four years ago.
The cottages are bright, sunny and cosy. The two cottages are used as one home and business at the moment with double glass doors connecting the two. If the tearooms were closed, there would be a large cottage of either five bedrooms or four and study or two cottages of 2 and 3 bedrooms.
The cottages are under one title and have always been so since they were built by Mr John Ryder in 1835.

Oatlands is a Heritage listed village halfway between Hobart and Launceston with all amenities and has an abundance of Georgian sandstone & convict brick buildings including a flour mill overlooking Lake Dulverton.
