Butler Bay was originally a part of the Danish Butler Bay Plantation which flourished in the days of the sugar trade. The Butler Bay Greathouse was constructed circa 1720. In the pictures below and on the website, it is the complex of houses with the red roofs.
Butler Bay offers serenity and security. The site is surrounded by miles of rainforest and dramatic mountainous scenery accessible by dirt and paved roads that are delight to explore by jeep or on horseback. Time passes slowly here and the big event of the day is watching for the green flash at sunset from one of the beach bars that dot the sunset coast of St. Croix.
St. Croix is the kind of island that is a developers dream ... beautiful, friendly, underdeveloped ... and under the U.S. flag. Real estate laws are typical of the U.S. and the legal system interfaces with the U.S. Federal courts. Ample banking and insurance services are available. St. Croix has an accredited hospital, the University of the Virgin Islands, a strong National Guard Unit, an excellent road system including a 4 lane highway that bisects the island.
St. Croix’s western sunset coast has an identity and culture all its own. The pace is slow, the sunsets gaudy, the beach bars serve mostly beer … not cocktails … and the west end community is close knit. Everyone knows everyone else. As you drive north on the two lane paved road from the historic town of Frederiksted … ocean and beaches to the left … the land to the right is mostly comprised of large residential plots with significant homes shaded by massive mahogany and flamboyant trees. Horses roam wild.
About 2 miles up the coast, coming around a sharp turn, the Butler Bay beach comes into view. The sand beach (600-700 feet) is a crescent with a sand bottom and wonderful diving and snorkeling. Just offshore lay 4 sunken boats that attract divers and dive boats from all over. Beyond the sand beach the Butler Bay waterfront continues for another 1200 feet as rocky frontage suitable for cabanas, water sports facilities etc.
Inland from the beach is large pasture dotted with beautiful specimen trees, the remnants of the Danish sugar plantation hospital and acres of grass. The site would be excellent for an equestrian oriented venue. The grass is lush and many horse trails meander through the rainforest. The terrain rises quickly from the pasture into the hills beyond. Butler Bay is located at the base of an approximately 160 acre valley created by ridgelines that drop from heights of 500’ to the sea. This conformation produces superb views from practically any location … while excluding unwanted influences from outside the valley.
All St. Croix’s beautiful beaches, spectacular views, great restaurants, laid back life style, friendly people, a large expatriate community ... can be yours at a prices generally well below comparable Caribbean property. Check the related listings on Viviun and compare the price per acre for properties around the Caribbean with that of the Butler Bay properties.
The 65 acres is comprised of two parcels. A 43 acre parcel zoned R-3 and a 22 acre parcel zoned R-1. The price for the 65 acres is just under $100,000/acre.
The partnership would like to sell the 65 acres as a whole but will consider imaginative alternatives.
